In general, our marketing plan is based on the simple principle that the greater the market exposure, the greater the opportunity to maximize value. Nearly 80 percent of all transactions are done through the real estate brokerage community. We earnestly seek the interest and cooperation of every real estate firm and agent active in the market.

We produce quality property information flyers and other marketing media and distribute them to area offices and other common distribution locations such as convenience stores, schools, local Chamber of Commerce, etc. For our residential properties, invitations for an “Open House” are delivered to area offices and we reciprocate by attending their open houses; all to encourage agent’s interest and showing of every available listing.

We maintain area relevant websites with high quality photographs and property information, to facilitate agent and prospect interest enticement, as well as pre-qualification. To accomplish this, we have multiple websites and pages feeding our core presentations: www.MyTexasHome.info and www.AirportProperty.Net . Our goal is more quality of “hits” than quantity.

We maintain our website internally, utilizing proprietary designs and custom “Meta Tags” to capture the attention of search engines. This is especially helpful in marketing specialized or unique properties, and has resulted in many of our pages sitting in the desired “Top 10” positions, which few others can boast; some of our pages see average number of daily views higher than our average property views on REALTOR.com.

To further reach the 20+ percent of do-it-yourself buyers and out of area agents, we distribute free, our Area Homes For Sale Map [select areas], quality informational fliers, occasional newspaper advertising, MLS listings, REALTOR.com, and the indispensable yard sign. We also market directly to immediate neighbors, as occasionally one has a friend just waiting for the opportunity to move nearby.

Our goals are to:

· Get your property fully exposed to the market as quickly as possible.

· Make every qualified buyer in your area aware of your property.

· Negotiate the highest possible price.

Getting the most for your property requires a cooperative effort between agent and owner. Our job, in part, is to get qualified buyers to visit and consider your property. However, as the owner, you must know that clean, neat and well cared for homes usually show best and get the best offers.

As a part of this cooperative effort, we will:

· Share ideas and recommendations for how best to prepare and present your home or property.

· Prepare and distribute property informational flyers.

· Schedule showings.

· Schedule Open House and REALTOR tours for residential propeties.

· Actively seek visitor/showing agent feedback and share this with you.

· Submit all signed, written offers for your consideration.

· Coordinate the Closing.

· Work closely with the Title Company to see that the Sale closes on schedule.

As a part of this cooperative effort, we ask that you:

· Make every effort to keep your home or property neat, clean and ready to shown at all times. Though we insist that agents give reasonable notice, invariably there is the out of town group, who for whatever reason, did not plan to consider this one but could not resist after seeing it as they drove by. If possible, these should be accommodated.

· Where possible, correct or repair deferred maintenance items, if any.
