LOCATION - LOCATION - LOCATION

Situated on the border of the growing communities of Argyle and Bartonville, this retail corner is well positioned to capitalize on the growth explosion engulfing the last remaining undeveloped northern metroplex area of Denton County, between IH-35 East and IH-35 West.

From 1980 to 2000, Denton County grew from 143,000 to 432,000 people. To the south and southeast, Flower Mound [50,702] and Highland Village [12,173] have seen their populations explode, with no major residential tracts remaining to be developed. To the south and southwest are Southlake and the Alliance Airport development now boasting over 2.5 million square feet of office warehouse and distribution space and still growing.

As development marches northward, major residential community developments have now reached Argyle and Bartonville.

To the east is Lantana, a newly commenced 1,700 acre 3,600 home master planned golf course community and new elementary school.

To the northwest, Robinson Ranch, a 3,500 acre master planned community to include 6,000 homes and 3 championship golf courses

Lantana - $180's to $1 million

Robson Ranch - $140's to $300's

The Argyle and Bartonville communities are comprised largely of small acreage home-sites, of typically 3 to 10 acres each. Much smaller lot sizes can be found in the original Township of Argyle, but the majority are larger acreage properties.

Argyle has a well respected public school system, and has been a magnet to many seeking to find a bit of the country, but with quality schools and within commuting distance of major Dallas / Ft. Worth employment centers. To meet this demand, developers and builders have been parceling 20 to 200 acre properties into 3 to 10 acre estates.

Few are quite as dramatic as Saddle Brook with its twin, 12 foot stallions guarding the entrance, but all are of exceptional quality with home values typically running from the $300's to well over $1 million.

Over the past 10 years, the price of these smaller acreage home sites have risen from approximately $0.25 per square foot to generally over $2.00 per square foot.

Southwest Corner of FM 407 at FM 1830

This 1.6 acre corner location enjoys exceptional visibility and street frontage, being located at the intersection of FM 407 with FM 1830. FM 1830 is a primary connector to FM 377 and Denton to the north, and an alternate to IH-35 East for many. FM 407 is the primary east/west traffic artery extending from IH-35E to the east, past IH-35W and westward to Justin.
